AM-BOSS manufactures two residential models (should be ‘Series’ – not models). Both arrive as a complete attic door and ladder unit: the ladder, hatch door, and frame are built together, so the door sits flush with your ceiling when closed.

Our best-selling residential attic ladder, the ACCESS-BOSS series is built with confined spaces in mind.
Like all our ladders, the ACCESS-BOSS series can be fully customised to meet your needs. With a ceiling cut-out of only 570mm required, the ACCESS-BOSS can fit in most tight situations and is the ideal ladder for loft or attic access from a hallway.

BIG-BOSS™
The big brother of the ACCESS-BOSS, the BIG-BOSS is just as it sounds; a wider opening with a wider ladder when you require a roomier opening to access your ceiling or attic space.
The BIG-BOSS has a ceiling cut-out requirement of 770mm so it is ideally used in wider areas such as on landings or within a room.

Attic Ladder Sizes and Space Requirements
Attic ladder sizes come down to three measurements: the ceiling cut-out, your floor-to-ceiling height, and the clearance the ladder needs to unfold.
The ACCESS-BOSS needs a ceiling cut-out just 570mm wide, which is why it suits hallways and tight spots. The BIG-BOSS needs a 770mm-wide cut-out and rewards you with a roomier opening. Cut-out length depends on your ceiling height: 1220mm for ceiling heights up to 2795mm, 1520mm for ceiling heights from 2800mm up to 3945mm, and 1620mm for ceiling heights from 3950mm up to 3995mm (for standard models with 75mm deep stiles and treads). For heights from 4000mm and above, models are provided from our Commercial Series range.
Both series cover ceiling heights from 2150mm right up to 3995mm across eleven models, and every ladder is rated to 150kg. If your ceiling is higher than standard, or your roof space is unusual, we custom manufacture to suit; that’s the AM-BOSS difference.
You’ll also want clear floor space below the hatch for the ladder to unfold and for safe footing at the base, plus enough height in the roof space to climb through comfortably. Roof trusses can’t be cut without an engineer’s approval, so the position of the opening needs to work with your roof structure.

Professional Attic Ladder Installation
Every AM-BOSS attic ladder installation follows the same straightforward process. First, request a free quote and tell us your ceiling height and where you’d like the ladder. Next, your ladder is custom-manufactured at our factory. Finally, the ladder is installed, the opening is framed, and the door is fitted flush with your ceiling.
Correct installation matters: Unauthorised altering, modifying or cutting, or failure to follow the appropriate installation guide, will void the warranty and CodeMark certification. Our installation guides cover every model, and professional installation ensures the job is done right the first time.
Folding Attic Ladders for Different Homes
Hallways and narrow spaces
A hallway can be a classic spot for a fold-away attic ladder: central to the house, out of sight, and clear of furniture. The ACCESS-BOSS, with its compact 570mm cut-out originally designed for truss-roofed homes is a great option for your hallway.
Bedrooms and landings
A landing or spare room usually offers more floor space for the ladder to land, which suits the wider BIG-BOSS. It’s a popular choice when the roof space above is the home’s main storage area.
Garages
Garages are ideal for attic storage: high ceilings, hard floors, and nothing precious to work around. A folding attic ladder in the garage turns unused roof space into a storeroom for tools, camping gear and seasonal items. Attic ladders are for non-habitable spaces. If the area above is a habitable room, councils generally require a fixed staircase. We supplied custom attic ladders for two garages in our Coburg townhouse project, where compliance certification was the deciding factor in choosing AM-BOSS.
High Ceilings
Many off-the-shelf imported ladders top out at around 3 metres. AM-BOSS builds for ceiling heights up to 3995mm as standard, and custom manufactures beyond the standard range for unusual spaces, like the bespoke fold-down system we built for a rooftop apartment in Adelaide.

ACCESS-BOSS ladders range from $1,001 to $1,831.50 and BIG-BOSS ladders from $1,342 to $2,260.50, depending on your ceiling height and the options you choose, such as a full-length handrail or deeper treads. What affects the final quote?
The main factors are the model and opening size, your ceiling height, optional extras such as handrails and tread upgrades, the ceiling structure and any framing work needed, and access at your property. Custom sizes outside the standard range are quoted individually.
Ceiling height is worth flagging separately, because it affects more than the length of the ladder. With the 100mm option, the required ceiling cut-out length can vary depending on your ceiling height, so the opening may differ from the standard dimensions. Higher ceilings can also call for a four-section ladder, which changes both the specification and the price. This is why we measure before quoting rather than working from the standard sizes alone.
How does the installation process work?
Request a quote, confirm your measurements and model, and your ladder is custom-manufactured at our factory. It’s then installed with the opening framed and the door fitted flush with your ceiling. Every model has a detailed installation guide, and following it is essential to keep your warranty and CodeMark certification valid.
